"You Pick the Home"
Now you may select the home you wish to Lease Purchase!
You may now select the home you wish to lease purchase. Its very simple. You select the home you wish to purchase, we will purchase the home from the current owner and sell the home to you on a Lease Purchase Contract.
You may choose from any home that is for sale by Realtors, Builders, 'For Sale By Owner', HUD Homes, new homes, re-sales, etc. - any home that is for sale; any where in the metropolitan Atlanta area!!!
To qualify, you must have: 5% down payment, pay for pre-paid items (property insurance, prorated property tax, renters insurance, etc.), first month's rent, have reasonable credit and be able to afford the payment.
One third of your monthly payment will be applied to the purchase price of the home. Please call us to determine what your monthly payment will be.
The selling price of the home to you on a Lease Purchase Contract is 10% above our price to the current owner. Your Lease Purchase Contract will allow you 12-18 months to close with us. By the time you close, the home will inflated to the then current fair market value.
You will also be responsible for paying for the appraisal- about $300 and a home inspection, also about $300. You may be responsible for an earnest money deposit to secure the a purchase contract on the property.
